Our experts streamline aenjoy the premium lifestyle benefits of the Emirates.

Overview

The UAE Investor Visa is a dedicated corporate residency track structured for foreign nationals who invest in an existing UAE enterprise, incorporate a new mainland or free zone entity, or acquire substantial real estate assets.

Unlike a standard employment visa, this structure grants the holder the status of a business partner or asset owner, establishing an independent legal standing within the country. The visa is traditionally valid for 2 or 3 years (depending on the corporate jurisdiction or free zone authority) and is fully renewable, subject to the ongoing compliance and validity of the underlying investment.

Two Years of Residency

This visa gives you a solid 2-year renewable residency based on your business or property investment. It’s the perfect “entry point” for those who want to live and work in the UAE without the huge price tag of a 10-year visa.

Gateway to Easy residency permit without owning a business

In a massive update for 2026, Dubai has simplified the property route. You can now qualify for residency with almost any fully-paid residential property, making it much easier for owners of studio apartments or smaller units to get their papers.

Business Ownership Rights

If you’re a business owner, this visa is your ticket to a 100% foreign-owned company. You get the right to live here, open corporate bank accounts, and manage your operations directly from within the UAE.

Title Deed or Trade License

Depending on your path, you’ll need the title deed for your property (which must be in your name) or a valid trade license that shows you own shares in a UAE company.

Passport & Current Visa

A clear scan of your passport is a must. If you are already inside the UAE, you’ll also need your current entry stamp or your existing residency visa to start the “Status Change” process.

Company Paperwork

For business investors, keep your Memorandum of Association (MOA) and the company’s Immigration Establishment Card handy. These prove your business is legally active and authorized to sponsor you.

1. The Initial Setup

First, you either register your company or secure your property papers. If you’re a business owner, you’ll apply for your Entry Permit through the portal; if you’re a property owner, you’ll head to the Dubai Land Department (DLD).

2 Changing Your Status

If you’re already in the UAE, you don’t need to fly out and back in. You just do a “Status Change” in the system, which officially moves you from your tourist or old visa onto your new investor file.

3 Medical Fitness Test

You’ll need a blood test and a chest X-ray at a government health center. Pro-tip: Book the “Express” or “VIP” service if you’re in a rush—you can usually get your results in just 4 to 24 hours.

4. Biometric Fingerprinting

Time to visit the ICP center. They’ll take your fingerprints and a digital photo for your Emirates ID. Make sure you bring your original passport with you, as they usually won’t accept a copy for this.

5. The E-Visa Approval

Once your medical is clear, the immigration officers will approve your residency. There’s no physical sticker anymore—your visa is now 100% digital and will show up right away in your UAE PASS app.

6 Emirates ID Delivery

The final step is just waiting for the courier. They will deliver your physical Emirates ID card to your office or home. Once you have this card, you can finally open your bank accounts and sign up for your utilities!
